Before buying or selling a First Coast home, gather the roof’s installation and repair records, arrange an assessment of current concerns, and confirm the documents requested by the buyer, lender and insurer. A roofing proposal, a home inspection and an insurance report serve different purposes. One does not automatically replace the others.
Which roof records should you gather?
Start with the installation date if documented, permit records, invoices, warranty terms, previous inspection reports and records of leak repairs. Keep photographs with dates and descriptions. If a date is unknown, say so rather than estimating it from the appearance of the shingles.
For a Jacksonville property, the city’s permit and inspection services provide a starting point for checking available records. A permit record helps document past work; it does not establish the roof’s present condition.
What can a roofing assessment answer?
An assessment can identify observable concerns and help define proposed roof repairs or replacement work. Ask which areas were inspected, what could not be assessed and whether further investigation is needed.

Does an older roof automatically need replacement?
Age is useful context, but the roof’s condition, the proposed work and the transaction requirements all matter. Ask the insurer directly what documentation it needs for the property. Confirm lender requirements with the lender and contract deadlines with your real estate representative.

How should you compare repair proposals before closing?
Compare the actual scope rather than the bottom-line price alone. Identify the area being repaired, materials, any exclusions, responsibility for permits and how additional damage will be priced. Ask about scheduling before committing to a closing-related deadline. Keep the accepted scope and completed-work records together.
For an investment or commercial property, include the building use, roof system if known, access restrictions and the person authorized to approve work. A residential online estimate is not a commercial proposal.
