On a shaded Mandarin property, leaves and branches can collect in roof valleys and gutters. Moss and staining also deserve a closer look, but neither proves that the roof needs replacing. Start with safe observation, appropriate cleaning advice and an assessment of any damage beneath the buildup.
What should you look for from the ground?
After wind or heavy rain, check for fallen limbs, packed gutters, debris behind roof features and changes in the roofline. Indoors, note new stains or a leak that returns during rain. Photograph what you can see without climbing onto the roof.
A stain identifies a concern, not its cause. Water may travel before it appears indoors, and roof photographs cannot confirm the condition of concealed decking. Share any previous repair history when arranging a roof inspection.
Are moss, algae and fallen Spanish moss the same problem?
No. Fallen tree debris, growing moss and dark surface staining need to be identified before choosing a cleaning method. Avoid treating every discoloration as structural damage or assuming that added attic ventilation will remove surface growth.
GAF’s guidance on roof moss warns against pressure washing and unsuitable weed killers because they can damage or stain roofing. Check the instructions for your actual roof material and arrange work with someone equipped to do it safely. Aggressive scraping can create another problem.
What belongs in a maintenance plan?
Ask about roof maintenance in terms of the specific property: where debris collects, how roof drainage is affected, which materials are present and what access is safe. Tree work should be discussed with a qualified tree professional. Keep dated photos and records of completed work for future reference.
There is no single maintenance interval that fits every lot. A heavily shaded roof and an open roof can need different attention, particularly after a branch strike or a storm.
When is a repair or replacement worth discussing?
Missing material, recurring leaks, damaged flashing or visible sagging warrant assessment. A localized issue may lead to a repair discussion; broader deterioration may justify comparing replacement options. Ask for the observations supporting the recommendation and how concealed damage would be handled if discovered during work.
